Where the data comes from and what you get.
Where does the data come from?
Public records published by the Hillsborough County Clerk of Court. Every case is a matter of public record. We organize and present it — we don't create it, and we can't correct errors in the underlying filings.
How fresh are the leads?
New filings are published the next business day. You see them the same morning we do, before they surface on the big listing sites.
What details come with each lead?
Property address, debt owed, plaintiff, defendant, filing date, and case number. Most records also carry loan details such as the original lender, loan amount, and default date.
Which counties do you cover?
Hillsborough County, Florida today. We're working on nearby Florida counties and will email subscribers before any new county goes live — your current plan isn't affected.
Can I contact the homeowners?
That's your call and your responsibility. Contacting people in foreclosure is regulated — depending on how you reach out, the TCPA, do-not-call rules, and Florida solicitation laws may apply to you. We provide public record information only. See our Terms.
The emails
When we send, and what to do if one goes missing.
How often will I hear from you?
Once per batch of new cases, typically each business day. Nothing new means no email — we only send when we publish.
Why did I get two emails in one day?
More filings sometimes arrive after we've published the day's first batch. Rather than make you wait, we publish them and send a short follow-up. It's labelled as an addition and covers only the new cases, so it's never a duplicate.
What about weekends and Mondays?
Friday evening and weekend filings usually aren't available until the next business day, so Monday's batch is bigger and often covers Friday through Sunday. Each email states which filing dates it covers, so a larger Monday email is expected rather than a mistake.
I'm not getting the emails.
Check your spam or junk folder first, and on Gmail check the Promotionstab. Mark us “not spam” and add us to your contacts. If it still hasn't arrived, contact us — we can look up exactly what was sent to your address and re-send it.
How do I unsubscribe?
One click on the unsubscribe link at the bottom of any email. It takes effect immediately — no login, no confirmation step.

What's free versus paid?
The free email includes one complete lead from each new batch. A subscription unlocks every leadin every batch on the dashboard, full detail on each case, and tools to track who you've already contacted.
What does it cost?
Individual is $75/month. Corporate is $175/month and includes three seats for people sharing your company email domain. Both bill monthly.
How far back can I see leads?
New subscriptions start with the most recently published batch and include everything published from then on. The archive from before you joined isn't included.
Can I cancel anytime?
Yes. Cancel from your account billing portal and access runs to the end of the period you've paid for. No cancellation fee, no notice required.
